Project Scope:

The Waldner family retained the services of Pedersen Planning Consultants to develop a conceptual master plan for a proposed residential community and adjoining commercial area in the Town of Wamsutter, Wyoming.  This community is largely influenced by oil and gas development, as well as truck traffic along Interstate 80. 

The conceptual plan included a sketch plat for a proposed residential subdivision.  The proposed residential community included some 50 residential lots, recreational trails, and open space areas within the subdivision.  Recreational trails were also designed to link the residential subdivision to other portions of the Wamsutter community.

Commercial areas associated with the master plan included:
  • a proposed commercial storage area that could be used by residents for the storage of household effects and recreational motor homes and trailers;
  • a proposed motel and café; and,
  • an adjoining commercial retail area
